Had a wonderful and relaxing stay at this villa hosted by Rosa. The host is incredibly friendly and helpful. She made us feel at home and went out of her way to make us some yummy baked goods and also fresh vegetables from her own garden. The house was beautiful and the pool was amazing. Our entire family, including our kids had a great time. We would love to come back and stay again!

Hidden Gem

What a beautiful hidden gem this property is. The house is comfortable, quiet and feels like a peaceful retreat. The outside property is surrounded with lush trees, a beautiful garden and a huge pool overlooking a lovely view. Rosa the owner could not have been more helpful or pleasant. She was close by if we needed her and would drop off special treats for us. Grazie mile Rosa!

Villa Rosaspina is stunning, in an utterly beautiful setting, very well equipped and extremely well presented, which all creates a very relaxing atmosphere. Rosa was a fantastic host, helping whenever required but not obtrusive, leaving us alone to enjoy our holiday but with lots of advice or assistance when requested. Rosa The views are gorgeous and the pool is excellently looked after with really comfortable loungers and seating. The wonderful feeling of having escaped and being really remote it was certainly relaxing!

Rosaspina is everything and more!

My husband, daughter (5), mother-in-law, and I spent a week at Rosaspina... we would have happily stayed forever. Coming from NY and DC, we were a bit hesitant at first - Rosa's listing says no refunds - what were we getting ourselves into... But Rosa and Rosaspina far exceeded our expectations. Rosaspina is a slice of Umbrian paradise. Rosa couldn't be more warm or helpful. Ask her to book you a massage with Alessandra. You wont regret it! Rosa brings surprises from her garden and made us the most delicious apple cake - we now have the recipe. Spotlessly clean. Strong AC. Good wifi (all things considered). A++++ We would absolutely return and will keep the wonderful memories with us always!

Rosa was the most wonderful host and she has the most beautiful home in an idyllic location. It was even better than it looked in the photos.
Also, Rosa’s friendly and warm welcome was much appreciated as was the gorgeous apple tart she baked for us ????.

Als ik meer dan 5 sterren kon geven, had ik dat absoluut gedaan. Rosa heeft ervoor gezorgd dat wij ons direct thuis voelden en zij zette net die extra stap. Ze bracht ons heerlijke desserts en hield goed rekening met onze wensen. Het huis is prachtig en ziet er in het echt exact uit als op de foto’s. Het huis was super schoon en mooi ingericht. De tuin is goed onderhouden en het privé zwembad is heerlijk om in af te koelen op een warme dag. Wij zijn nu een aantal dagen terug en missen de plek al enorm! Rosa, bedankt voor alles en wij hopen graag weer een keer bij je langs te kunnen komen!

Rosa’s Villa could not have been better. The location was out in the country side and was so peaceful. The large grounds were perfectly kept and the view stunning. The house was very clean and wonderfully decorated. We had a great time there! Thank you, Rosa!

Rosa’s villa was truly magical! The views and nature were so peaceful and beautiful. Only 10 min drive to Todi - did many other day trips to small towns in the area. The rooms are very spacious, and there are all the comforts of home. Rosa was super responsive, helpful and kind. Her desserts were so delicious. We can’t wait to visit again!

Best hostess ever!!

The villa itself is gorgeous and the grounds spectacular. Rosa is a perfect hostess. By the end of our stay she felt like family! We were here for only one week, I really wish we could have stayed longer. It is so peaceful there that you don't want to leave. We found ourselves enchanted by the pool/garden area. I would come back in a heartbeat!

Sommerferien 2021

Wir sind einfach nur begeistert von dem Haus, dem Pool und den Vermietern. Alles war genau wie in der Beschreibung angegeben. Der Pool ist phantastisch groß, der Schattenbereich sehr bequem. Küche ordentlich ausgerüstet (Riesenkühlschrank, Gaseherd, ...) und das Internet geht mit ordentlicher Geschwindikeit. Das Haus liegt abseits in den Bergen, es ist einsam und ruhig - tolle Sternenhimmel und eine gemütliche Terrasse. Genau was wir gesucht hatten, um Ruhe zu tanken. Wir waren zwei Wochen dort und hätten gerne noch ein paar Tage mehr dort verbracht. Die Umgebung mit Todi und bspw. Deruta (Keramik) ist klasse und Rom ist auch "nur" zwei Stunden entfernt.

Umbrian paradise

Heaven on earth with views to die for! No words can describe the beauty of this villa and it's surroundings, perfection would be an understatement and that also goes for the owner Rosa, her hospitality is second to none, making our whole family feel very welcome from the moment i booked. We were gobsmacked from the minute we drove through the gate. The villa - traditionally built with a lovely rustic feel with modern amenities gave you the best of both worlds, beautiful pool with stunning views of the Umbrian Valley - photos do not justice to the views! The friendly locals and thrilling morning hikes - the villa was very central to most places you'd want to visit when you go to Italy.

There are so many more things i can say about the place but to truly discover the beauty you must find out for yourself, you won't regret it at all. We very much enjoyed our visit, would like to thank you once again for an amazing experience and it won't be long at all until we're back.

Super Host, Beautiful Villa, Fabulous Vacation

Our family of 8 spent 2 wonderful weeks at beautiful Villa Rosaspina and I highly recommend this vacation villa. We enjoyed the comfort and beauty of the villa, the gardens and landscape, along with the breath taking Umbrian views. At the end of each day we would gather on the patio or around the pool , and chat about our day's adventures!

Our hostess Rosa was amazing...friendly, helpful, thoughtful, considerate, gracious, and also a fantastic cook! We have stayed at many vacation rentals over the years and Rosa was, BY FAR, the best host we have ever had. She really cares about her guests and does everything she can to ensure an enjoyable stay at Villa Rosaspina, often leaving delicious baked goods for our enjoyment. Now that we are back home, the diet begins!!

Great stay

Perfecto!

Our stay at Villa Rosaspina was absolutely perfect! The villa, pool, and grounds were immaculate. The villa is lovely and beautifully decorated with plenty of space for the six of us and air conditioning to keep cool in July. Nice central location as we headed out to explore Perugia, Cortona, and Orvieto. Spending time by the pool overlooking the hills of Todi was relaxing and fun. Rosa is the ultimate host--so gracious, making helpful and great recommendations and two amazing dinners for us. I couldn't recommend more highly and would go back in a heartbeat! Best, Cindy

A Great Escape!

We loved our stay at Villa Rosaspina. The house was beautifully appointed and very comfortable for our group of eight. Each bedroom was spacious and had its own ensuite. We recommend getting the air conditioning on during the hot summer months. Rosa was a great host. She was a wealth of knowledge and recommended great local restaurants and attractions, The pool provided a great space to cool off and enjoy the mountainous views. We appreciate the many meals dining al fresco and eating local produce. Enjoy!

Spectacular retreat

This property is so beautiful. It’s grounds are everything you would expect from the Italian countryside and much more. It is peaceful with amazing views and an awesome pool. It is a short drive to Todi and the Orvieto train station. We were four friends traveling together and the home had all the amenities we could want. We found ourselves cooking together and enjoying the local wines in this classic, well appointed villa. Rosa and Bruno are wonderful hosts and patient with our limited Italian. Rosa is a marvelous baker who spoiled us with lucious treats. This is a magical place where, upon returning home, I realized what rich memories I brought with me. I, and my friends highly recommend Villa Rosaspina and will surely return when next in Italy.

Idyllic stay at beautiful villa near Todi, Italy

Our group of eight spent a week at Villa Rosaspina. The main house is a restored farmhouse with four bedrooms, each with an en Suite bathroom. There is a small but adequate kitchen, main room, washer, and patio with dining table, which we used for all meals. The entire property is pristine. The owner, Rosa Bucci, greeted us and made delicious dinners twice. There also is a wonderful pool patio complex a few steps away. It has splendid views of the valley beyond. Several miles away there is a super mart where you can get anything needed from groceries to outlet converters.

Villa Rosaspina is centrally located and convenient to Perugia, Orvieto, Assisi, etc. Rosa is an excellent host who is a fabulous chef. I did not meet Bruno but he has put together a first class facility.

Wonderful Family Stay

Our family stayed at Villa Rosaspina at the end of May, 2018. We enjoyed every minute we spend there! The bedrooms (and beds) are very comfortable, the property (amazing gardens!) is lovely, and the pool is large and refreshing. Rosa delivered desserts and sweet breads that were unexpected as well as delicious. We also hired her to cook for our group of 8 one evening, and it was the best meal we had in Italy. We enthusiastically recommend Villa Rosaspina!

Villa Rosapina-a hidden Gem in Umbria!

What a great home shared by a most gracious hostess. Rosa met us on arrival and gave us the tour and orientation of the house and pool. The description and pictures are right on. The view from both the eating veranda and pool are absolutely beautiful! We had her cook our first night and one other and both were a treat! She also makes a terrific tiramusu-and other delicious deserts. The property and rooms were clean and comfortable and we would highly recommend Villa Rosapina to others. This was our hub as we toured many cities in Umbria-it was great to come to the Villa after a day of travel and enjoy a swim and glass of wine by the pool. Great value, hostess, view, facility, and food! You will love this hidden Umbrian Gem.

Happy times in Todi

The Villa Rosaspina was more than expected. It has been beautifully maintained. We ate all of our meals on the terrace overlooking the spectacular valley, what a view. We had 8 in our family and the Villa fit us perfectly. The ground floor bedroom has an attached bathroom that has just recently been redone and is well equipped for the handicapped with a walk in shower and safety grab bars by the toilet, in the shower and on the walls of the bathroom. One of the best parts of our entire visit was, Rosa, the owner who lives next door to the villa. She is a wealth of information regarding the area and is a superb baker who spoiled us with yummy cakes. The pool area was a favorite spot of the family and was kept spotlessly clean. The entire experience was one that our family will cherish forever. The only negative at all was the entry into the villa, I have some mobility issues and in order to get into the villa from the car park you have to go down a steep path. Rosa was very kind and arranged for a wheelchair for me which certainly helped but it took two or three of our family members to push me up or down the path. It worked but it is something to keep in mind if you have problems with mobility. What a wonderful vacation to a beautiful part of Italy!

What an incredible place!

We loved our week at Villa Rosaspina. The photos do not quite do it justice. The setting is private, pristine and totally beautiful. The bedrooms are all excellent, just as shown. And the pool is crystal clear and refreshing. And, then, too, there is Rosa Bucci, the host. She is so lovely, gracious and helpful. We enjoyed two of her home-cooked meals, which we all agreed were a highlight of our week. Rosa's pasta and cakes, in particular, are truly memorable. This is not a complaint, but an observation: If they took credit cards it would be a lot easier than wiring the money. But don't delay: make your reservation as soon as you read this review.

Simply THE BEST

Rosa and Bruno have created the ideal vacation home with loving attention to detail. Comfortable, spotlessly clean, air conditioned, with all mod cons and a homey atmosphere all of which made for one of the greatest vacations my friends and I have ever had. A super convenient base from which to visit neighboring hill towns, spectacular restaurants and the many cultural offerings of which Umbria can boast. I can't say enough about how wonderful this place is. Don't dither. Book it and be happy

A great package

We stayed at Villa Rosaspina in July 2017 with a group of 7 adults and 4 small children. The villa was perfect for our needs. The rooms and kitchen were well equipped and nicely decorated. There was a good outside dining table and a grill. We loved the pool and the view from there. The hosts were very helpful and responded quickly to our requests.

Quiet, scenic retreat

We were sorry to leave this Umbrian oasis. Perched in the hills, graced with beautiful views, the house was a great spot for our family. 6 adults and 2 kids.
The pool was a godsend to our tired tourist feet come end of day. Big pool, big views.
House was great - 4 equally sized bedrooms, so everyone had a good quiet place of their own.
Thanks again Rosa and Bruno for welcoming us. Rosa, you're a wonderful cook and a charming host, it was a pleasure meeting you.

Great pool for lazy days at the villa.

One of the nicest villas we have used in Italy. Rosa was great host, she was attentive but not intrusive. We especially loved the cakes. Great pool for lazy days at the villa. Great location for travelling around Umbria.

Could not be better!

Villa Rosapina is absolutely delightful place. It is as clean as a first-rate hospital ought to be. I will avoid the thousand words and say simply that the photos are accurate, not photoshopped, descriptions of Rosapina. You get what you see. It is charming. The outside is an example of a 300 year old building. The inside has been completely renovated and is not distinguishable from brand new. I like to be away from crowds and traffic, until I want to be among the bustle of a busy town. Villa Rosapina was perfect for me. Far enough away from it all yet near enough to Todi, a fairly large medieval village. The villa is owned and operated by a father and daughter who live very close to Rosapina. The daughter, Rosa, attended to anything we might have needed. Right away. With an infectious smile and laugh. Although there are an abundance of fabulous places to eat nearby, we stayed at home often and Rosa cooked for us. Those experiences equalled any meal at a 5 star restaurant. Rosa grew up on the farm and, naturally, knows all about things to see and do. I love to drive in an open car on lightly traveled, scenic country roads. Rosa directed me such routes. We wanted to visit a nearby town, Deruda, which has a well deserved reputation as the best place to go for hand painted ceramics. Of course, Rosa knew exactly where to go in town and where we could find parking and where to have lunch after a visit to the ceramics shop. I would recommend Villa Rosapina to anyone without reservation. You will have a memorable, lovely vacation.

Beautiful villa in a beautiful place

One of my most memorable experiences in Italy. Not only is Rosa a wonderful cook but also a marvelous person. Her villa is beautiful and well kept. It's a rare find and an experience you will never forget. It's proximity to Todi and to Orvieto are just perfect. Travel to see the sights or just stay home by the pool, either way you will thank yourself for being smart enough to have found this great place.

Beautifully kept villa and pool

Thank you Rosa and Bruno for welcoming us to your beautiful villa, gardens, and pool. We had an amazing week, and were thoroughly looked after. The location is fantastic for all the hill towns in southern Umbria, but is so peaceful and tucked away in the hills.

My family and I spent a wonderful week. The property is well located, very peaceful. The house is charming and well renovated. The pool is also on a great location with a beautiful view. The hosts, Rosa and Bruno are also really sweet, responsive and professional. a special note to Rosa who is an amazing cook. Great location as well, easy to visit around. We will definitely return one day!

Perfect in every way!

After weeks of searching for just the right villa in a great central location in Umbria, my girlfriends and I kept coming back to Villa Rosaspina, and so glad we chose to stay here! It was even better than the pictures and description, we spent a lovely week in this beautifully restored, tranquil and relaxing villa. Rosa was such a delight, very helpful and a great cook! The villa is rustic and simply but so tastefully decorated, and very well maintained. We enjoyed the beautiful landscape and the pool was a wonderful way to enjoy the warm afternoons. Todi is charming and just a ten minute drive with great little restaurants. The local EMI grocery store is also quite close with everything you need. We have already recommended this place to others, and would not hesitate to stay again! We had a great girls vacation and Villa Rosaspina was truly the highlight!

Beautiful Umbrian villa

A beautiful villa in stunning peaceful countryside yet only a few miles from historic Todi with restaurants and more history than you could shake a stick at. Rosa, our host, made us very welcome and keen to return. The villa was suitable for our two families and my daughter's electric wheelchair. The pool was massive and if we decided to spend a day at the villa our reward was peace and beautiful scenery. In all a lovely, warm experience - go there.

Perfect vacation villa

It was our fiftieth anniversary celebration and we couldn't have spent it in a more wonderful spot. Our family of six rented this lovely villa for a week of celebrating, bonding, relaxing,cooking, exploring, eating (our cooking and the wonderful Umbrian cuisine), no drinking the local wines. We were delighted to find the ideal place to make it happen. This charming well appointed, lovingly reconstructed 18th century farmhouse is a jewel set in a magnificent setting. The view, the pool, the location, the appointments and comfort are hard to beat. The icing on the cake is the Bucci family. Rosa is a doll who is not only beautiful but is also a great cook. Both Bruno and Rosa are helpful and most kind. We will definitely be back again.

La Dolce Villa!

It was a dream realized - two weeks under the Umbrian sun with seven dear friends in a private villa! The magical element of this dream was Villa Rosaspina. We couldn't believe our good fortune in finding such an amazing property. The tranquility, the privacy, and the incredible location immediately transported us into the very heart of Umbria. The villa itself is simply yet elegantly designed, with all the basic amenities. The outdoor covered terrace and the pool area, where we spent most of our time when we weren't touring all the easily accessible sites of Umbria, were perfectly positioned to take advantage of the stunning surrounds. We particularly appreciated the fact that each of the four bedrooms had its own ensuite, and each was of comparable size and comfort. The "democratic nature" of this arrangement meant there was no need for any couple to feel like they had to compromise or make do. But the real essence of the place comes from the care and love that the owner Bruno, and his effervescently charming daughter Rosa have put into the stewardship of this piece of paradise. They are the soul of this place, and their utter devotion to the land is evident everywhere. If you've ever wondered what love looks like, this is it.

Definitely Recommended

Our group of eight stayed for a week in June 2014. We were entirely content. The villa is in a quiet location, yet within an hour's drive of lots of interesting places. Bruno and his daughter Rosa are excellent hosts, providing an occasional pleasant surprise. The four bedrooms are roomy. The pool is great.

There is an EMI supermarket at the Todi/Orvieto exit, ten minutes away. The kitchen is well-equipped, but at least when we arrived there were no kitchen basics (e.g., salt, sugar, etc.). We surveyed the kitchen before heading off to EMI, which you might want to do as well.

One of the four bedrooms is on the main floor, thus handicapped accessible.
