We were a group of 6, visiting for 5 nights at the end of August. We had a wonderful time. The place is beautiful quiet, private, calm, beautiful and clean. Rosa was a wonderful host, gave us recommendations, helped with everything we needed and even brought us some surprises in the mornings ????
The closest town is Tody which is 15 minutes drive +- which is a great beautiful place 🙂
The privacy of the place makes every drive at least 15 min, but you get used to it

Keuken heeft een opsmuk nodig. Is zeer proper, alles is voorradig, maar oogt wat verouderd.

Highly recommended this host and villa! Would love to come back and stay here again in the future.
My family and I had a wonderful experience and really enjoyed our stay. The property and surroundings are gorgeous and the pictures do not do the atmosphere justice. Great energy and vibes here. Awesome for families and children.
Rosa is a wonderful host. She is kind and thoughtful, very helpful, and also an excellent cook! She randomly made us delicious treats like cakes and tiramisu that were both a surprise and absolutely delicious.

The Villa and surroundings are a dream. Stone throw from Todi, yet far enough away to hear nothing but the birds. Very short white road to access. A dream. Rosa lines nearby. The family has owned the place for 4 decades. Feels right at home.

Just fabulous

This is truly a five star rating; which reflects our experience right from the start (booking directly with Rosa) through to check-out. We were 3 couples and stayed in Villa L’Arco for 1 week during end of September, 2022. Rosa and her father Bruno were fabulous hostess & host; who live in a very secluded and separate house just down the driveway but on the same very large property. We had requested Rosa to prepare our arrival dinner, which was an option that’s offered. The classical Italian 5 course meal was just what we needed, especially after a full day of traveling. The next morning we slept in and what did Rosa have for us? Some fresh baked goodies and milk for our coffee. What a treat. BTW, there were other surprise morning treats left on the kitchen table!!! The accommodations and quality of craftsmanship were superb. The kitchen was very well equipped. The house was magnificent. Everything was just as in the pictures, but even better. The grounds, the pool, the views and the peacefulness allowed one to fully relax. Note: because of this remoteness one does need a car. The dirt road leading up to the property is quite bumpy but who cares because once you arrive it was all worth it!!! Thanks Rosa and Bruno for allowing us to experience your beautiful Villa.

Familienurlaub 2021 in Umbrien

Best place ever!!

Rosa takes great pride in creating a beautiful home away from home for her guests. The house and pool are lovely and clean. The location is rustic, off a dirt lane, away from the tourist and traffic noise. It was a short drive to all the amazing places Umbria has to offer. I would stay here again.

Beautiful villa to relax

A very nice house, situated on a hilly beutiful and quit place just 10 min drive from Todi. The accomondation was superb- clean, lovely furniture, well-equipped kithen. Outside a nice pool with outdoorfurniture. You can spend a lot of days in this house just to relax- swim in the pool, read books and eat dinner in the evening on the lovely porch! Rosa was also a great host- easy to communicate with and answered fast to any question.

This villa exceeded all our expectations

Villa L'Arco is a perfect holiday destination. A lovely, well equipped villa with air conditioning available at extra cost in all the bedrooms and a plentiful supply of modern bathrooms. The terrace is a wonderful place to relax and the pool was perfect for the boys. Rosa is a friendly and helpful host and her cakes were delicious.

Wonderful countryside villa in Todi

Todi and its surroundings are spectacular. The colours and variations in the landscape make it totally unique and extremely beautiful. The trip from the valley up to the hills where the Villa L’Arco is located, is beautiful. The road is a typical Italian countryside road with tight curves, but be aware that some parts dictate cautions driving.

The area around Villa L’Arco is peaceful. The weather varies at this part of Italy from sunny to showers making the area very green and lush. Time to time you hear single car from a road, sometimes an airplane, but most of the voices around are from little cute birds dancing in the vines around the terrace. The mornings when the sun is not at its highest position, it is wonderful to feel the waking nature around, sit or lie on a sofa outside. In the pool area the days just end too fast while swimming or just relaxing in the shadow.

The house itself is just wonderful! The photos are very realistic showing the charm and cosines of the house. The feeling inside is a calm making it harmonious to the surroundings.

And last but not least, our hostess Rosa is absolutely wonderful. We enjoyed her personality, many nice conversations and all the advises she gave us. Thank you, Rosa for letting us to visit your home for two weeks!

This is absolutely a place where you can relax and load your batteries. We are a family of five, and definitely can recommend Villa L’Arco for families. Well-maintained four bedrooms and four bathrooms and well-functioning layout, make it suitable even for two families at the same time.

Perfection

Villa l'Arco is lovely . It is exactly as described both inside and out. The location is idyllic, and the grounds perfect for children to explore.
The living areas are light and comfortable, and Rosa does everything she can to ensure her visitors have a lovely stay.
I and my family cannot speak too highly of the accommodation, location and welcome. This year was our return visit. We feel we have made a friend, and it felt so good to be 'home'.

A perfect place to celebrate my 70th birthday

I couldn’t have chosen a better place to celebrate my 70th birthday with my family.

I did a lot of research beforehand to find the perfect place and I certainly found it with Villa L’Arco.

It was ideal for us as I didn’t want a party, just wanted to be with my family and have a week in Italy that I would remember for the rest of my life and I certainly did that.

There were 6 adults in all and the villa was extremely spacious as shown in the Homeaway photos so there were many places you could just relax by yourself and have a nap or read a book. Lots of lovely walks to go on too.

The property is in a beautiful, peaceful, rural setting, olive trees and fruit trees everywhere, very homely, immaculately clean and well maintained. It’s very close to the town of Todi which is a lovely little town, certainly worth seeing. There is a large supermarket not far from the villa so we were able to stock up on food as soon as we arrived. They had everything we needed.

It was still quite warm while we were there so the beautiful pool was well used, especially after a day of touring around.

Rosa, the owner was excellent and was always nearby and available if we needed anything and she even helped me find a doctor when I developed a sudden medical problem. In addition she spoilt us with some of her home baked treats. It was a lovely surprise to return after a day of touring a find Rosa had baked something for us.

On my actual birthday we took advantage of Rosa’s offer to prepare a dinner for us at the Villa and what a wonderful feast it was.

For dessert she made an incredible Tiramisu which was to die for.

Thank you Rosa for everything!

We will never forget the week we spent in Umbria and certainly hope to return one day. Just a shame Australia is so far away!

Wonderful Villa L'Arco

From the moment we arrived, we felt at home in this delightful villa. The setting was idyllic...overlooking a typical Umbrian scene with the lovely pool in the foreground and surrounded by carefully tended and beautifully planted gardens. Our host Rosa was a delight! An accomplished cook and generous in her attention to detail, making sure at all times that we had everything we needed make our stay even more special. The location was perfect and we would highly recommend this villa to anyone!!!

Highly recommend this property 🙂

The pictures on this site are lovely, but in reality it is even more beautiful.

The area is idyllic. Hard to ask for more peace and tranquility. Our 'host' Rosa was so very welcoming and kind. We lost count of the beautiful home baked cakes she would drop by with. The villa is stylish and large. Lots of space and sunlight. The gardens are meticulously kept and the pool is great.

Thank you so much Bruno and Rosa for helping make our holiday a great experience. x

Definitely recommend the people, the property and the area. (all lovely)

Beautiful villa in idyllic location

We received a warm welcome, and treats from Rosa, who was a wonderful source of support when a family crisis occured.

The villa is delightful and is immaculately maintained.

We hope to return.

Fabulous villa close to Todi

Villa L'Arco was an ideal getaway. Set in the hills surrounding Todi at the end of an unpaved path it provided a luxurious retreat for our week long holiday. The property is spacious with 4 double bedrooms and 3 bathrooms. Plenty of room downstairs and beautiful grounds with a private pool. The views of the rolling hills are great to wake up to. The dark skies give great star gazing opportunities. If it's too hot outside then there is the option of AC at an extra cost. Ideal for us as it was 38C for the first few days we were there. There is free broadband throughout the house which is also accessible from the pool area. It stopped working the first day we were there, but Rosa got it fixed within the day.

The owner Rosa lives close by and is very friendly, kindly dropping off home baked cakes on a couple of occasions.

The villa is a short drive from the picturesque hilltop town of Todi and only an hour and a half from Rome. Also within easy reach are Lake Tarsimeno, Perugia and Assisi.

There is a large supermarket within about a 15 minute drive too.

Would definitely recommend the villa for anyone considering a holiday in Umbria

2nd Visit Just As Fantastic As Our 1st

We have just enjoyed our 2nd fantastic stay at this excellent villa. We are a family of 4 with 2 teenage sons and we all had a very relaxing and extremely enjoyable week here.

Villa L'Arco is set in the most peaceful and relaxing location you could wish for but is also only a 10 minute drive to the huge EMI supermarket which stocks everything you could ask for and does some very high quality food as well as all the basics. Todi itself is about a 15 minute drive and parking is easy as we used the car park at the bottom of the hill before you enter the town. The usual small railway/lift to the town was out of action this time but the local authority had laid on a minibus to the top which seemed to be available every 10 minutes or so at most. Brilliant.

Our favourite restaurant in Todi was Le Scalette, which is down a few steps off of the small road leading tho the town centre. Brilliant food with great variety and friendly service. We were given an outside table with fantastic elevated views of the surrounding area on each of the two occasions we visited.

Back to Villa L'Arco....this really is an amazing place to stay. The pictures speak for themselves and are an accurate description of the facilities. Everything is very clean and well maintained, the air conditioning throughout is very welcome and the pool is perfect. Our favourite place was again the veranda where you can sit looking over the beautiful gardens, pool and surrounding hills. Whether enjoying a game of cards, reading or having dinner outside on the lovely warm evenings, sitting at the table on the veranda is just perfect.

And finally our host, Rosa.

You couldn't ask for a happier, more friendly, hard working and helpful owner. Always on hand if you need anything but never intrusive. Rosa, thank you once again for another perfect holiday. It was lovely to meet you again. The two dinners you made for us were again perfect and as for the cakes, it really is very hard to decide which was the best ! Thank you.

We highly recommend Villa L'Arco and look forward to staying here again in the future.

Fantastic holiday and lovely Villa

We really enjoyed our holiday in Villa L'Arco. Lovely location and the villa itself was spacious and well maintained. The owners Bruno and Rosa were very friendly and welcoming. We had a wonderful meal and cakes cooked by Rosa. We also enjoyed visiting Todi and other places such as Assisi. We didn't want to leave!

Fantastic Villa with friendly and welcoming owners

We really enjoyed our stay at Villa L'Arco. The photos accurately depict the Villa. We had such a relaxing time. Bruno and a Rosa were so welcoming and attentive and recommended some local restaurants which we enjoyed. Rosa also cooked us a wonderful meal and was so friendly. The Villa was spacious and well maintained. We will definitely remember our stay at this Villa.

Our Umbrian Home

My family and I have actually stayed at Villa L'arco twice now - in June/July 2016 and July 2017. It is fabulous and we were warmly welcomed by Rosa on each occasion. It is approximately 5-10minutes drive from the town of Todi, but set in the quiet country hillsides. The house itself is huge, lovingly decorated and has everything you need, including multiple bathrooms, 4 bedrooms, dishwasher, fully equipped kitchen, swimming pool and air-conditioning (extra 20 euro per day - well worth it as it was hot!). For older kids it has several games to play, but our young boy was just delighted with the pool alone.

Easy to take day trips around the area to Montefalco, Orvieto and Perugia. There is a large supermarket not far away (again ~10min drive) and many superb restaurants. Rosa recommended some and we found others almost by accident. Rosa also made us a welcome meal on this occasion, which was delicious. Topped off by several of her homemade cakes during the week (my wife still dreams about her Tiramisu but I can't go past the apple cake), what more could you want? Friendly hosts, beautiful surroundings and a warm, welcoming home. We honestly felt like we were returning to our Italian home this time around. We will certainly be coming back!

Lovely villa with beautiful views

We are a family of 6 who had a terrific time at Villa L'arco. The villa was beautifully equipped and the grounds and pool were really well cared for.

Rosa was a terrific host, her desserts were fabulous, as was the meal that she cooked for us.

I would highly recommend this property.

Unforgettable holiday at villa l'arco in Todi

Bruno and Rosa

Well what a beautiful place, the villa and pool were fantastic.

The local towns were very pretty, each in such different ways. The scenery was truly breathtaking, there’s just so much to see and do. An absolutely perfect base for our travels, thanks for your advise. Although at the end of our touring we could never wait to return to the villa and it’s cosy atmosphere.

That was only when we could drag ourselves away in the first place. We really enjoyed your friendly hospitality. The villa was perfectly private and secluded and the pool was always immaculate just ready for a dive in! Our visit to L’Arco is packed with memorable moments. The villa definitely has our recommendation and we look forward to returning in the not too distant future.

Beautiful, family-friendly villa in a stunning location

We recently returned from a wonderful week-long holiday at Villa L'Arco. The villa itself was light, airy and beautifully furnished with ample accommodation for our party of four adults and four children. The children loved the pool and playing in the grounds - swings, table tennis and badminton/volleyball net all provided. With eight of us at mealtimes, we appreciated the well-equipped kitchen - and the option to use any one of three dining tables! Rosa was a delight - non-intrusive but on hand and very helpful when needed. Her cooking's great too. Hope to revisit one day...

Fantastic Villa, Relaxing Location, Lovely Hosts

We are a family of 4, with 2 teenage sons and spent a fantastic week at Villa L'Arco. The Villa is perfect and has everything you could ask for. Rooms are all beautifully decorated and very clean. Air con in all areas was very welcome as we are used to this at home. Bedrooms are very comfortable and spacious. Beautiful pool and gardens which made the holiday so relaxing and peaceful. The whole Villa and grounds are very well maintained and exactly as described in the listing. Kitchen was very well equipped and cooking was easy. Very good access to Todi itself and also the excellent, huge Emi supermarket (about 10 mins drive), which stocks high quality food and anything else you could need. Todi has a good selection of restaurants but we loved the villa and veranda so much that we spent extra evenings at home eating outside overlooking the pool and gardens. Special mention for Rosa who is a fantastic host, full of enthusiasm and hard work and who did everything possible to make our stay as good as it was. Always there if we needed anything, but never intrusive. We asked for the welcome meal on arrival, which we have to say was fantastic and as good as any restaurant food, but cooked and served "at home" by Rosa. So good in fact, that we had a second meal from Rosa later on in the week, which was different but every bit as good. Rosa, we are so glad that you were able to join us for a while on that second evening. It was a pleasure to have your company and to get to know you better. A fantastic holiday in a brilliant villa with a charming host. We very much hope to return.

Amazing location and impeccable accommodation

We stayed at the Villa L'Arco June 2016 and we cannot stress enough what a fantastic experience and stay it was. The booking of the villa was quick easy and confirmed within 24 hours. Bruno, the Italian owner, also speaks very good English, French, German and Dutch.

Rosa careered for our needs and provided maid service and would cook traditional Italian meals on request for additional fees.

Both Bruno & Rosa were exceptional hosts and respected our privacy however close enough to provide assistance at short notice if needed.

The villa sits in a tranquil countryside setting and is in a very private spot off the main highway 10 minutes down a well-maintained gravel country road. Located about 5 miles outside of Todi. The sweeping view across the hills and the landscape surrounding the area is beautiful. You can see fields of sunflowers, vineyards and olive orchards. It is greener than Tuscany, but shares a landscape of hill towns.

The four bedrooms were elegantly decorated and air conditioned, beds were very comfortable. The bathroom upstairs is spacious with a shower/tub combination. Additionally there are two bathrooms on the ground floor, all were spotless with a utility room for washing and drying.

The kitchen is well furnished and equipped extremely well. You will find very little in the way of spices or food items left behind by previous guests due to the exceptional cleaning standards between visitors.

The living areas indoors is an amazing space and is very comfortable with plenty of room to relax and chill out. Television included SKY with many English language channels, also dvd player and some movies.

Todi is a lovely medieval town with a EMI supermarket close by that has anything you could need.

Everyone we met was very friendly which made our stay even more special, we cannot thank Rosa & Bruno enough for the exceptional experience and kindness they gave to us making our holiday one of a kind and to be treasured forever.

Outstanding In Every Way

Bruno and his lovely daughter, Rosa, are exception hosts. They are helpful with whatever one may need, they are responsive to requests and they are delightful people. Rosa is also an excellent baker and, we understand, cook.

The house is great. The house and property are as stated in the description on Homeaway. It let's in a lot of light, it's very nicely decorated, it feels open and summery. The beds are very comfortable, the kitchen has everything you need, the living room and patio with table and seating area are very comfortable.

The pool makes it hard to leave!

We were here for 3 weeks and found the location just outside of Todi to be excellent for reaching all the areas in Umbria as well as getting into Tuscany. We focused on Umbria since we have spent a lot of time in Tuscany.

The twice a week maid service was more than enough.

The TV service was also great allowing us to watch CNN and a number of movies in English.

We really can't say enough about how much we enjoyed the Villa and getting to know Bruno and Rosa.

Beautiful villa in a spectacular location

Booking the villa was straightforward and very easy. Bruno, the owner, speaks very good English. He is quick to respond to your questions.

The villa is about 5 miles outside of Todi in a country setting. From the terrace you have sweeping view across the hills. The landscape surrounding the area is quite beautiful. You see fields of sunflowers, vineyards and olive orchards. It is greener than Tuscany, but shares a landscape of hill towns.

The first and most important aspect of any villa is comfort of the beds. The four bedrooms were beautifully decorated and air conditioned. There is one bathroom upstairs that is spacious with a shower/tub combination. The other two bathrooms are on the main floor off of the entry area. All are quite nice, but not overly luxurious.

The kitchen is very well stocked with anything you could need. You will find very little in the way of spices or food items left behind by previous guests. You may find salt and a coffee filter. The stove and oven were a little tricky because you need to pay attention when Bruno gives the orientation. You must switch on the electrical above the stove before you try to light the appliances.

The living areas indoor and out were very comfortable with plenty of room to spread out. Television was SKY and included many English language channels--an unexpected surprise on the few occasions we decided to watch a movie in the evening.

Todi is a lovely town and has an EMI supermarket that has anything you could need. Everyone we encountered was very friendly to the non-English speaking people in our group.

This is a great villa and I would return in a heartbeat.

Wonderful Villa In A Beautiful Setting

Our group of 7 (family of four + 3 guests) had a truly wonderful stay at Villa L'Arco. The home is impeccably furnished, spacious and very comfortable.

The common areas are terrific (veranda, living room with satellite TV, swimming pool/deck) and the kitchen was well-equipped.

The very accommodating owner, Bruno, is around if/when you need him and the lovely Rosa comes by to clean the pool and to check if you need anything.

As has been stated by others, this Umbrian villa is very well-situated for day trips. We visited Orvieto, Gubbio (outdoor market on Tuesday mornings), Assisi, Viterbo (don't miss the spectacular gardens at nearby Villa Lante), Montefalco, and even Siena (in Tuscany).

Restaurants in Todi are somewhat hit-or-miss. We enjoyed Antica Hosteria de la Valle and Pane e Vino, and highly suggest that you dine at Tenuta di Canonica, the lovely inn at the top of the road.

Bravo, Bruno!

Charming villa

This is a truly wonderful villa. Set in beautiful surroundings, with charming owners Bruno and his daughter Rosa, this really is an excellent villa for a holiday. We made the mistake of not taking Rosa up on cooking dinner until the last night, something we regretted not having done sooner - it was delicious.

The house is great, the pool lovely and the surrounding area is stunning. Perfect for a family or two families with young children. We definitely hope to return and have already recommended it to other friends. So continues our love for Italy.

Stylish house in a country setting!

Stylistic, very clean home with great décor and personal touches that really enhanced our stay. The view is amazing and the ambience very relaxing as the house sits off a country road. We really enjoyed our outdoor family dinners sitting on the veranda, sipping wine and eating Rosa’s delicious homemade dinners. Highly recommend the ‘arrival night’ meal as it makes for a very relaxing start to a vacation given the nearest supermarket is ~20 min away. Centrally located to Assisi and Perugia (must-see’s) - and near one of the ‘best small towns to live in’ (Todi) - we really enjoyed being far enough away from the big towns, but close enough to everything we needed. I would definitely recommend the house!

A delightful villa near Todi

A lovely villa in beautiful countryside with stunning views. Bruno and Rosa are good hosts unobtrusive but always available if required. We asked for a meal on our first night as we were arriving at the end of the day; we were totally blown away by how good the food was. Rosa is a marvellous cook who prepared a typical Umbrian meal with local ingredients it is well worth having one of her meals; much better value than a restaurant meal. Despite mixed weather we were able to enjoy many trips to ,inter alia, Rome, Assisi, Orvieto and Perugia all of them within easy distance (except Rome). Careful planning over parking, using the town maps provided, pays dividends as most places have car parks with escalators/lifts to the town centre. We took the train from Orte when we went to Rome and it worked well. All in all a very good experience which we can recommend to anyone. We have often taken villa holidays and found Bruno and Rosa very fair in all their dealings with us.

Grazie mille for the most wonderful stay

Dear Bruno and Rosa,

Grazie mille for the most wonderful stay. Despite the late hour of our arrival we were met with smiling faces and the most incredibile meal cooked by Rosa. Todi and the surrounding area has been incredibile to explore and you have been so helpful.

We had perfect weather to visit towns or, once we finally relaxed, to just lie by the pool and enjoy the beautiful Villa L’Arco. We have decided to return every 10 years, so book us in for May 2021!
Arrivederci e grazie.

Great trip and stunning villa

It has been 60 days since we last hugged and I must say that I miss you, your daughter, your farm and all of Italy that we had the opportunity to touch. God has blessed Linda and I with so much abundance that we have had the pleasure of many fine trips and vacations. This trip was one of the best. Why ? The people- Italians are so warm and full of life that you have to love them. Following next, the beauty of the land and the culture created by Italians who came before you. Beauty is in the architecture as well as the art. Beauty is in all the Italian kitchens we ate from. Mamma mia, beauty is in all the Italian women and even their clothing and their style. I could continue, but this letter is to thank you and wish you and yours a rich and rewarding holiday season.

Linda and I are back in Seattle and settled in very comfortably. Back to American foods without the beautiful pastas, truffles, cheeses and wines we enjoyed so much for the time we were in Italy. Certainly we do still an occasional bottle of Chianti. The Italian wines compete with Washington and California wines and a few French, Spanish, Chilean and South African bottles.

Lastly, we tell as many people as will listen about our great trip and the terrific houses we rented.

GOOD LUCK… GOOD HEALTH… PROSPERITY…

Charming villa

What a wonderful and relaxing time our family had at Rosaspina. It was charming, private, and just what wee needed! A perfect “base camp” to explore beautiful Umbria…

Most of all, your cheery hospitality and Monina’s charm and great help created such an enjoable stay! Thank you!
